Brokerage in Bhiwadi (and across Rajasthan) is not fixed by law for private resale, there is no statutory cap the way there is for stamp duty. It runs on market convention, which means it is negotiable, but it also means a lot of buyers and sellers pay more than they need to simply because they never asked how it works.
The Standard Convention
- Residential resale (flats, plots, houses): the common market practice across NCR and Rajasthan is around 1% from the buyer and 1% from the seller, sometimes a flat 2% total split between both sides, sometimes 1% total on lower-ticket deals. Exact structure varies by dealer and deal size.
- Industrial plots and factories: brokerage is typically higher and always case-by-case, because the work is heavier, RIICO dues verification, land-use compliance checks, transfer paperwork. There is no standard percentage here; ask for the structure upfront.
- New/under-construction projects sold directly by a developer: the developer usually pays the broker's commission, not the buyer.
Who Actually Pays
In most Bhiwadi resale deals, both buyer and seller pay their own dealer (or the same dealer, split). It is rarely 100% on one side unless specifically agreed. If a dealer tells you brokerage is "included in the price" for a resale property, get that in writing, verbal assurances on money matters are exactly where disputes start.
When Brokerage Is Due
Standard practice: brokerage is payable on a closed deal, token/advance paid, sale agreement signed, or registry done, depending on what the dealer agrees with you upfront. It should never be asked for before a shortlist or before a site visit; if it is, that is a red flag, not a standard practice.
Estimate Your Brokerage
Defaults below reflect the common 1%/1% convention, adjust the percentages to whatever you actually agree with your dealer, since this is genuinely negotiable.
Questions to Ask Before You Agree to a Rate
- What percentage, and is it on the buyer side, seller side, or both?
- Is it computed on the agreement value or the registry value (these can differ, see our registry charges guide)?
- When is it payable, token, agreement, or registry?
- Is there a minimum flat fee regardless of percentage (common on small-ticket deals)?
- For industrial deals, does the fee cover the transfer paperwork, or is that billed separately?
What We Do
We agree the brokerage structure with you before any site visit, in writing over WhatsApp, no surprises at registry. Requirement discussions, shortlists and site visits themselves are always free; you only pay on a closed deal, at the rate we agreed upfront.

Frequently Asked Questions
Is brokerage negotiable in Bhiwadi?
Yes, there is no statutory rate for private resale brokerage, unlike stamp duty. The 1%/1% convention is the common starting point, but the exact structure is agreed between you and your dealer.
What if I don't agree to a brokerage rate upfront?
You risk a dispute right at closing, when your bargaining position is weakest. Always get the percentage, the side it applies to, and when it is payable confirmed in writing before a site visit.
Does brokerage apply on builder-direct, under-construction projects?
Usually the developer pays the broker's commission on new/under-construction projects sold directly by them, not the buyer. If a dealer asks you to pay separately on a builder-direct project, ask why.
Is industrial brokerage higher than residential?
Typically yes, and always case-by-case, RIICO dues verification, land-use compliance and transfer paperwork make industrial deals more work. Ask for the structure upfront rather than assuming a residential-style percentage.
