The structure above follows the current Rajasthan schedule: base stamp duty, a 30% surcharge on that stamp duty (10% infrastructure + 10% cow-welfare + 10% natural-disaster), the 1% registration fee, and a fixed scanning charge. One caution: do not assume the sole-female 5% concession applies when a male buyer is named as a joint owner, that is a different category, so a male or joint buyer should budget on 6%. What "Property Value" Actually Means Here

Stamp duty is charged on whichever is higher, the price you actually agreed with the seller, or the government's DLC (District Level Committee) rate for that locality, sometimes called the circle rate. In fast-appreciating pockets like the Tapukara–Tijara belt, the DLC rate can lag or lead the real market price, so the number on your registry slip is not always your agreement price. The Registration Process, Step by Step

How a Bhiwadi sale-deed registration actually runs at the Sub-Registrar Office, from the drafted deed to the mutation that updates the record. Slots are booked on the Rajasthan ePanjiyan portal.

  1. Draft the sale deed

    The sale deed is drafted and stamp duty is worked out on the higher of the agreed price or the government DLC (circle) value for that locality.

  2. Pay stamp duty and fees

    Stamp duty, the 30% surcharge on it and the 1% registration fee are paid up front (e-stamp / e-GRAS) before the deed can be presented.

  3. Present the deed at the Sub-Registrar

    Both parties and two witnesses attend the Sub-Registrar Office, with a slot booked through the Rajasthan ePanjiyan portal, carrying originals and ID.

  4. Biometrics and registration

    Photographs, fingerprints and signatures of the parties and witnesses are captured, and the Sub-Registrar registers the deed.

  5. Collect the deed and apply for mutation

    Collect the registered sale deed, then apply for mutation (naamantaran) so the revenue record is updated to show you as the owner.

Where the Registration Happens, and How We Help

A property is registered at the Sub-Registrar Office (SRO) that has jurisdiction over where the property physically sits, not wherever is convenient. For most Bhiwadi properties that means the local Bhiwadi or Tijara sub-registrar, and the appointment itself is booked on the Rajasthan ePanjiyan portal. Documents the Registrar Will Ask For

Key Deeds and Documents, in Plain Words

The government wording around a registry trips a lot of buyers up. Here is what each term actually means:

Agreement to Sell
The written contract that fixes the price and terms before registration. It is a promise to transfer, not the transfer itself. See agreement to sell vs sale deed.
Sale Deed
The instrument that actually transfers ownership, signed and registered at the Sub-Registrar office. Ownership passes only once this is registered.
E-stamp / e-GRAS
The electronic proof that stamp duty has been paid, generated before registration and attached to the deed.
DLC (circle) rate
The government-notified minimum value for a locality. Stamp duty is charged on the higher of this or your agreed price.
Mutation (naamantaran)
Updating the revenue record (jamabandi) to show you as the owner after registration. You can check it on Apna Khata.
No-dues and encumbrance
Written confirmation that the property carries no unpaid dues (society, RIICO, utilities) and no existing loan or charge against it.
Buyer TDS
For a property valued at fifty lakh or more the buyer deducts 1% TDS under section 194-IA and deposits it around registration; it is higher, under section 195, when the seller is an NRI (see our NRI guide).
