Enter the loan amount, interest rate and tenure below, and you get the monthly EMI, the total interest you will pay, and the full repayment amount. The calculator also shows what happens if you shorten the tenure by five years, because that single comparison changes more borrowing decisions than anything else on this page.

How the EMI Is Calculated

EMI uses the standard reducing-balance formula: P × r × (1+r)ⁿ ÷ ((1+r)ⁿ − 1), where r is the monthly rate and n the number of months. Every bank in India uses this same formula; what differs between banks is the rate they offer you and the charges around the loan, not the arithmetic. Early EMIs are mostly interest; the principal share grows over time, which is why prepaying in the first years saves the most.

What the Loan Does Not Cover

Stamp duty, registration, brokerage and legal fees are paid from your own pocket, on top of the down payment. In Rajasthan those government charges alone run roughly 8% of the property value for a male buyer. Before fixing your budget, run the complete figure through the Bhiwadi property cost calculator, and see the registry charges guide for how stamp duty is computed. The EMI is only one line of the real monthly cost of ownership: maintenance, property tax and repairs sit beside it. If you are financing land rather than a built home, the loan itself works differently; see our home loan vs plot loan guide.

Reading Your Result Like a Lender

Lenders sanction loans so the EMI stays within roughly 40–50% of documented monthly income; you should hold yourself to a stricter line than they will. A sanction is the bank's risk decision, not a statement that the EMI is comfortable for your family. Test the EMI against your income after rent-like fixed costs, and test it again at a rate one percent higher, because floating rates move. If the number only works at today's rate, it does not work. Frequently Asked Questions

What EMI does a typical Bhiwadi flat purchase produce?

Entry flats here run roughly ₹16–40 lakh. On a ₹25 lakh loan at 8.5% for 20 years, the EMI works out near ₹21,700. Run your own numbers above, the point of the calculator is that "typical" is never your number.

Should I pick the longest tenure the bank offers?

A longer tenure lowers the monthly EMI but raises total interest sharply. Use the shorter-tenure comparison in the calculator: seeing what 5 fewer years saves in rupees is usually more persuasive than any advice.

Is the interest rate fixed for my whole loan?

Most home loans in India are floating-rate, linked to an external benchmark (usually the RBI repo rate). Your EMI or tenure can change when the benchmark moves. Treat any calculation as an estimate at today’s rate.

Does this calculator send my details anywhere?

No. It runs entirely in your browser, nothing you type is stored or transmitted, and no signup is asked. It is a working tool, not a lead form.

What loan amount will a bank actually give me?

Banks typically finance 75–90% of the lower of agreement value and their own valuation, subject to your income. Stamp duty, registration and brokerage are NOT financed, budget those separately with our cost calculator.
