Why does the tool not declare a winner?
Because "better" depends on your purpose, timeline and risk appetite, which a calculator cannot know. It shows factual differences, all-in cost, effective rate, cost gap, and leaves the judgement where it belongs: with you.
What is "effective rate" and why does it matter more than quoted rate?
All-in cost divided by area. A flat quoted cheap per sq ft can carry heavy extra charges that push its effective rate above a "costlier" option. Comparing quoted rates compares marketing; comparing effective rates compares money.
What should I include in "other charges"?
Everything on top of the base price: parking, PLC, development or transfer charges, club membership, maintenance advances. For resale, include society transfer charges. Government charges and brokerage are added separately by the tool using the same assumptions for every property, so the comparison stays fair.
Can I compare a flat against a plot with this?
