Bhiwadi has three senior living communities, and Ashiana Housing built all three: Utsav in Ashiana Village, Vasundhara Nagar; Nirmay, off Alwar Road in Sector 39, which Ashiana lists as sold out; and Advik, near Thada village on Alwar Bypass Road, the only one still selling new homes. Anyone may buy a home in them. Living there permanently is a different matter: at Advik, Ashiana’s rule is that at least one spouse must be older than 55.

The age rule, the medical services and the maintenance charge all come from Ashiana’s own published pages, and this guide says so wherever it uses them. The resale villa price and the registration record are ours: we are quoting a 3 BHK villa at Advik in September 2026, and the phase record below comes from the Rajasthan RERA filings.

Senior living here is independent living, not a care home

A senior living community in Bhiwadi is a housing society built for older residents. You own the flat or villa, you live in it on your own terms, and the society adds services a normal society does not carry. Ashiana describes Advik in exactly those terms and says in its own FAQ that it is not an old-age home or a retirement institution.

The services are the difference. Ashiana lists these at Advik:

None of these is a medical guarantee, and none replaces a hospital. A nurse on site handles the first minutes of an emergency; the hospital drive still matters. On a visit, ask three questions the brochure does not answer: which of these services are running today, which are included in the maintenance charge and which are billed separately, and how far the nearest hospital with an emergency department is by road from the gate.

Who may buy, and who may live there

Ownership and residence follow different rules at Advik, and the two are easy to confuse. These are Ashiana’s published positions, quoted from its Advik page in September 2026:

Two consequences follow, and both matter more than the amenity list. First, the person who owns the home and the person who lives in it can be different people, which is the normal arrangement when children buy for parents. Second, anyone you later sell or let to has to fit the same residence rule, and that narrows your market in a way no ordinary society does.

These rules are Ashiana’s, and Ashiana can change them. Get the version in force written into the documents you sign, not taken from a web page.

Buying for your parents from Gurgaon or Delhi

The question that decides this purchase is the drive, not the flat. If you live in Gurgaon or Delhi, you will make that drive every time a parent needs you.

We measure road distances from our own office on Alwar Bypass Road, the same corridor Advik sits on. From there it is 33.1 km to IMT Manesar, 49 km to Millennium City Centre, the Yellow Line metro terminus in Gurgaon, and 60.4 km to IGI Airport Terminal 3. Put the flat in the right name before you think about finishes. If a parent will be the owner, the stamp duty follows the buyer’s category: the Registration and Stamps Department’s rate sheet sets the general rate at 6 per cent and a woman buyer in the general category at 5 per cent, so registering in a mother’s name can cost less than in a son’s. If you will own it and your parents will live in it, you keep control of the asset, and the residence rule is met by them rather than by you.

Then check the three things a parent cannot easily check alone:

  • the medical services actually running, and the hours the nurse and the doctor are present
  • the route and time from the gate to a hospital emergency department
  • the lift, the grab rails and the step heights in the specific flat, not the sample flat

Retiring and buying for yourself: flat or villa at Advik

Advik sells both flats and villas, and for a retired couple the choice is mainly about stairs, space and money.

Against that, the resale villa we are quoting is a 3 BHK on 170 gaj, built over two floors, at ₹3.5 crore. Ashiana’s Phase I villa plan, which is on our Ashiana Advik page, gives the villa a super area of 2,495 sq ft, a carpet area of 1,466 sq ft and 430 sq ft of terrace.

Work the carpet area rather than the super area, because carpet is the floor you actually live on:

The villa costs more than twice as much for about 40 per cent more floor. What the extra money buys is land, a private lawn and garage on the Phase I plan, and a home with no neighbour above or below. What it costs, apart from money, is a staircase. Ashiana’s Phase I plan puts one bedroom with its own toilet on the ground floor, so a couple can live on one level if knees become a problem; walk the actual villa to confirm the ground-floor bedroom is there, because the villa we are quoting already differs from the brochure plan in having two washrooms where the plan draws three. Budget the running cost from day one. Ashiana’s published maintenance figure for Advik is ₹5.10 per sq ft plus GST. Its page does not say whether that is levied on the super area or the carpet area, or for which period, and on a 1,575 sq ft super area the difference is material. Ask for the basis in writing before you compare it with any other society.

Buying at Advik as an investment

An investor can buy at Advik; Ashiana says so plainly. The harder question is who you sell to later. Your buyer has to be someone willing to live under the residence rule or to hold for another qualifying resident, so the market for a resale here is smaller than for an ordinary flat on the same road. Our own team’s observation in September 2026 is that resale stock at Advik is limited, which cuts both ways: little competition when you sell, and few buyers when you need to.

New supply competes with you too. The RERA filings show Ashiana still holding unsold homes in the phases under construction:

Those counts are from the filings as indexed in September 2026, and they change every quarter. While Ashiana is still selling new homes in the same community, a resale seller is pricing against the builder’s own list. We give no return figure for Advik, because no honest one exists; the only numbers here are the prices, the registration record and the unsold counts.

On letting, Ashiana’s published rules speak about who may live there, not specifically about tenants. Ask Ashiana in writing how a tenant is treated under the residence rule before you buy to let.

Check the phase before you pay anything

Advik is registered with Rajasthan RERA as four separate phases, and a unit is covered only by the phase it sits in. The phase decides whether a completion certificate exists for your building.

Ashiana’s own Advik page, checked the same week, describes Phase I as ready to move and Phases II, III and IV as under construction, which does not match the Phase II filing. Treat the filing on the Rajasthan RERA portal as the record and ask Ashiana to explain any difference in writing. Take the registration number from your allotment papers, find that phase on the portal, and confirm the completion certificate names your building. Nirmay and Utsav are older, and we have not traced their registration position; for either, ask for the completion or occupancy certificate for the building and check that the transfer goes through cleanly at the society.

New from Ashiana or resale from an owner

Buying new at Advik means Ashiana’s price list, Ashiana’s allotment letter and Ashiana’s builder-buyer agreement; the questions are the phase, the payment plan and the handover date. Buying resale, at Nirmay, Utsav or Advik, means an owner’s title, the society’s transfer process and, afterwards, the namantaran that moves the record into your name. At a senior living community add one more step to the resale: confirm with the society that your planned resident meets its rule before the bayana changes hands, not after.

The community list, the age and residence rules, the services, the new-flat prices and the maintenance rate are Ashiana Housing’s own published statements from its Bhiwadi senior living and Advik pages in September 2026. We quote them; we have not audited them. The phase record and unsold counts come from the Rajasthan RERA filings as indexed that month. The resale villa price and the note that resale is limited are our own, from a villa we are quoting. We have not yet visited Advik’s medical room or measured the drive from its gate to a hospital, and we hold no sizes or prices for Nirmay or Utsav. When we do, they go on this page with the date.

Frequently Asked Questions About Senior Living in Bhiwadi

Can I buy a flat at Ashiana Advik in my parents’ name while I pay for it?

Yes. Ownership is open to anyone under Ashiana’s published rules, so the flat can be registered in a parent’s name or in yours. Paying for a property registered in someone else’s name has tax consequences that depend on your relationship and on who repays any loan, so settle the name with your chartered accountant before the deed is drafted.

Can a person under 55 live at Advik with a parent?

Only in the cases Ashiana’s rules allow. An unmarried daughter may stay indefinitely; other family members may visit for short periods. A married son moving in with his parents is outside the published rule.

How is Advik different from Ashiana Nirmay?

Ashiana describes Advik as located near Nirmay, with larger homes, a more open layout and the option of villas. Nirmay is sold out, so it is a resale-only purchase, while Advik still sells new flats.

Does the maintenance charge cover the nurse and the ambulance?

Ashiana’s page gives the rate, ₹5.10 per sq ft plus GST, but not what it includes. Ask for the list of services covered by maintenance and the list billed separately, in writing, before you book.
