Buyers who are looking at this corridor seriously end up asking about Rewari, usually after they have priced Dharuhera and found it expensive.
It is a reasonable question and it gets a bad answer almost everywhere, because the content about Rewari is written either by Rewari dealers, who compare it with Gurgaon, or by investment blogs, which compare it with nothing. Nobody writes it from the Rajasthan side, which is where a large share of the people actually asking are standing.

The border is the headline, not the distance
The distance between the Bhiwadi belt and Rewari is unremarkable. The line between them is not.

A buyer moving between the two has to change every habit at once. The portal he checked the rate on, the register he verified the project in, the office that holds the record and the schedule that sets his duty are all different. This is the single most under-stated fact about buying anywhere along this border, and it causes more wasted trips than price ever does.
The most damaging version of it is the RERA one. A buyer who searches the Rajasthan RERA portal for a Haryana project will not find it, and may conclude the project is unregistered. What Bhiwadi actually offers a home buyer
Two things Rewari does not have in the same form.
Depth of branded apartment supply. The Bhiwadi belt has a substantial stock of society flats from named developers, much of it now in resale, across Alwar Bypass Road and the UIT sectors. That matters practically: it means comparable transactions exist, banks have lent on these buildings before, and resale has a market rather than a buyer. A plotted belt with a genuine price ladder. From our own rate card, plots run from around ₹50,000 to ₹55,000 per gaj at the Bhiwadi end, down through ₹23,000 to ₹35,000 on the Tapukara side, to ₹13,000 to ₹20,000 on the Tapukara to Tijara stretch. That is a four-fold ladder inside a corridor you can drive in under an hour, which gives a buyer with a fixed budget real choices about the trade between land and location. Against that, the honest weaknesses of the Bhiwadi side are the ones we write about elsewhere rather than hide: civic infrastructure that varies sharply by pocket, and a market where the authority a colony answers to matters more than the colony looks like it should. What Rewari is, and what it is not
Rewari is a district headquarters with its own economy, its own institutions and its own established residential areas. That is a different kind of place from Bhiwadi, which grew as an industrial extension and still behaves like one.
The practical consequence for a buyer is that Rewari is not primarily an NCR spillover market. Its property demand is substantially local rather than being made up of people priced out of Gurgaon, which tends to mean steadier, slower and less driven by corridor announcements. Whether that is an advantage depends entirely on why you are buying.
What we will not do here is quote you Rewari rates. We do not transact there, the numbers that circulate come from portals quoting asking prices rather than registered ones, and a comparison table with one honest column and one borrowed column is worse than no table. Where Dharuhera sits, and why most of these buyers end up there
The comparison people think they are making is Bhiwadi against Rewari. The one they usually end up making is Bhiwadi against Dharuhera, because Dharuhera is the Haryana-side town that is actually adjacent to the Bhiwadi belt and it is where the border question first becomes real.
Dharuhera is the most expensive land in this belt. Our own plotted rate card runs ₹60,000 to ₹70,000 per gaj there, against ₹50,000 to ₹55,000 at the Bhiwadi end and ₹13,000 at the far Tijara end. You are paying for Haryana, for the NH-48 position and for proximity to Gurgaon and Manesar.
If the reason Rewari came up is that Dharuhera was too expensive, then the real choice is between going further down the Haryana side, where Rewari sits, or coming back across the line into the Rajasthan belt, where the same money buys substantially more land. Those are genuinely different bets and they are not close: one keeps you in the Haryana system with lower prices further from the NCR, the other changes every system you deal with but keeps you close to the industrial belt that generates the demand.

Who should buy where
The Bhiwadi belt suits you if you want branded society supply with a resale market behind it, or you want the most land your budget can buy inside a working industrial corridor, and you are comfortable learning the Rajasthan system: DLC, Rajasthan RERA, jamabandi, and a stamp duty schedule with real category rebates that our registry charges guide covers.
The Haryana side suits you if proximity to Gurgaon and Manesar is the point of the purchase and you are willing to pay Dharuhera rates for it, or you want a Haryana-system purchase further out and are buying into a district town rather than an industrial spillover.
Neither suits you if the plan depends on an announced project arriving on schedule. Anything announced is announced. We do not price announcements, on either side of the line.
Common questions
Is Rewari cheaper than Bhiwadi? We are not going to give you a number we cannot stand behind. What we can tell you is our own belt, where plots run from about ₹13,000 to ₹55,000 per gaj depending how far down the corridor you go, and that Dharuhera at ₹60,000 to ₹70,000 is the most expensive land here.
Which has better connectivity to Delhi and Gurgaon? Dharuhera and the northern Bhiwadi belt sit closest to the NCR. Rewari sits further out on the Haryana side with its own rail position. Measure it for your own commute rather than trusting a general claim, and measure by road from the actual project gate, which is how we publish distances.
Can I use my Rajasthan RERA check for a Haryana project? No. Different state, different register. This is the mistake most worth avoiding on this page.
Will stamp duty be the same on either side? No. Rajasthan’s 6 per cent with its category rebates and its surcharge stack is Rajasthan’s. Get the Haryana position for your specific instrument from the Haryana department before you budget.
