Across the seven societies we work in, a 2 BHK ranges from about ₹2,435 to ₹4,527 per square foot on quoted size. The gap is not about the buildings. It is about whether an RWA exists, whether maintenance has started, and which banks will lend.
Every portal listicle about Bhiwadi societies ranks projects by amenity count. That number decides nothing. A society with a swimming pool on the brochure and no residents’ association is a harder property to own, resell and finance than a plainer society where maintenance has been collected at a settled rate since 2021. Amenity lists are compiled from developer marketing; the things that actually cost or save you money are not published anywhere and have to be asked for on site.
This comparison covers five things as recorded on 11 August 2026: what the Rajasthan RERA register actually says about each project, what maintenance is being charged and by whom, whether a residents’ association has been formed, which banks lend against flats there, and what stage delivery has actually reached. Where we could not confirm something, it is listed as not confirmed rather than filled in with a plausible guess.
The Short Version
If you want the cheapest entry, Terra Castle is the lowest per square foot in this set and has the least settled governance to go with it. If you want a society that already runs itself, MVL Coral and Essentia both have associations that have been collecting maintenance since 2021. If your budget is the constraint, Terra Heritage has a 1 BHK at ₹19 lakh, the lowest ticket in the group. If you are financing, note that only one project in this set is confirmed to have more than one lender.

The figures below divide the quoted price by the quoted size. Both come from our own rate card rather than from a portal listing, so they reflect what we transact at.
One caution on reading the table: the sizes quoted by developers in this belt are generally super area, not carpet area, and the ratio between the two is not identical across projects. A ₹3,000 per square foot figure on a generous super area can be worse value than ₹3,400 on a tighter one. The spread from cheapest to dearest is roughly double, and that is the whole story of this comparison. Terra Castle and HFL Presidency Estate are both occupied societies in the same town, and one is priced at half the other per square foot. The rest of this article is about what you get and give up across that gap.
A note on how these prices relate to the government’s circle rate: they do not. The DLC rate for Bhiwadi is the floor the sub-registrar uses to compute stamp duty, and it is a separate number from the market price you negotiate. Neither one predicts the other.
Governance: The Difference Between a Building and a Society
This is the dimension no portal records and the one that changes daily life most.
A residents’ welfare association is the body that collects maintenance, hires the lift contractor, runs the water pump, and issues the no-objection certificate you need when you sell. Until it exists, the builder does all of that, at rates the builder sets, for as long as the builder chooses to stay. A society where the RWA was registered five years ago has a track record you can ask about. A society where none has been formed is a society whose running costs are still an open question.
Associations that have been running for years. MVL Coral and Essentia both have RWAs registered since 2021, each collecting ₹2 per square foot. On a 1,445 square foot flat at MVL Coral, that works out to roughly ₹2,890 a month, and it has been at that rate long enough to be a known quantity rather than an estimate. Cosmos formed its association in 2023 at the same ₹2 per square foot.
The Terra projects, at ₹2.25 per square foot. Terra Elegance has had an RWA since 2023 and Terra Heritage since 2024, both at ₹2.25 per square foot. The extra 25 paise per square foot is about ₹290 a month on a 1,150 square foot flat, which is not the point. The point is that both have a body that answers for the building.
Where maintenance has not started. Terra Castle and HFL Presidency Estate are both occupied with no maintenance being collected and no association formed. At HFL, the builder still runs the society. This is not unusual in a recently occupied project, and it does mean two specific things for a buyer. First, the monthly outgoing you budget today is not the monthly outgoing you will pay once collection begins, and nobody can tell you the eventual figure. Second, the transfer charge when you sell is set by the builder case by case rather than by a society rule, and at HFL we were unable to confirm what that charge currently is.

What the RERA Register Actually Says
We pulled every one of these from the Rajasthan RERA registered-projects list for District Alwar, 278 records, portal last updated 4 August 2026. Three things came out of that exercise that are worth publishing, because none of them are visible on a listing site.
MVL Coral is not registered, and that is consistent. MVL Coral does not appear in the Alwar register at all. The only MVL entry there is MVL The Palm, RAJ/P/2018/618, which is a different project. This fits a project that predates RERA and has been delivered, and it means there is no registration number for MVL Coral to quote. If a seller offers you one, ask to be shown it on the portal.
Cosmos holds three registrations, one per block. Cosmos is registered as RAJ/P/2017/162 (Ashoka), RAJ/P/2017/163 (EWS / LIG) and RAJ/P/2018/870 (Lotus), all under Cosmos Infra Engineering India Pvt Ltd. Which number applies to your flat depends on which block it sits in. Verifying the wrong one tells you nothing about the flat you are buying.
The three Terra projects have three different promoters of record. This is the finding most likely to cost someone money. Terra Elegance is RAJ/P/2017/158 under Elegent Infrastructure Pvt Ltd. Terra Heritage is RAJ/P/2017/157 under TERRA DEVELOPERS. Terra Castle is RAJ/P/2017/140 under Terra Realcon Private Limited. Same brand on the gate, three separate companies on the register. A title search run against the wrong entity comes back empty, and an empty result reads exactly like a clean result to anyone not expecting it.
There is a second Terra Castle detail. You may see RAJ/P/2017/159 quoted for it. That number does not appear against this project in the Alwar register. Ask anyone who quotes it to show it to you on the official portal.
HFL and Essentia are straightforward. HFL Presidency Estate is RAJ/P/2017/532, registered 12 December 2017 as HFL-Presidency Estates Phase I, promoter Hindustan Fibres Limited. Essentia is RAJ/P/2018/728, registered 18 May 2018 as The Essentia Phase II, promoter Star Raison Landmarks. Note the phase numbering in both cases: a Phase I or Phase II registration covers that phase, not the whole township.

Which Banks Lend, and Why It Decides Your Resale Price
A home loan approval is not a formality that follows the buyer. Banks approve projects, and a project no major lender has approved is a project whose buyers must arrange finance elsewhere or pay cash. That shrinks the pool of people who can buy from you later, which shows up in your resale price whether or not anyone names it.

Two entries need reading carefully rather than quickly.
Terra Castle is the cheapest project in this comparison per square foot, and it is the one where we confirmed a single lender. We were not able to establish whether banks other than HDFC lend there. That is an open question rather than a negative finding, and it is the specific question to put to your own bank before you commit, because it is the one that connects the low entry price to the eventual exit.
Terra Elegance is the one project here where we could not confirm which banks lend or whether any decline. We have not filled that gap with an assumption. Ask us and we will find out for the specific flat you are considering.

Delivery Stage: Occupied Is Not One Condition
All seven are occupied. They are not occupied in the same sense.
Fully running, amenities open. MVL Coral has its club house, pool and park open, with water, power backup and lifts working and maintained. Essentia is occupied with amenities open and 24 hour water and power. Terra Heritage is occupied with the club house and amenities open. Terra Elegance is occupied with amenities open. In these four, the amenities are in use rather than promised.
Occupied, amenities still under construction. HFL Presidency Estate is occupied with the club house and amenities still being built, though water, power and lifts are new and properly maintained. Cosmos is occupied with some facilities still under construction. Terra Castle is occupied with amenities still under construction.
The distinction matters because an amenity under construction is a cost that has not yet appeared. Once the club house at HFL opens, it has to be staffed, powered and cleaned, and that expense will land in a maintenance charge that has not started being collected. Buyers reading the current monthly outgoing as the permanent one are reading an incomplete figure.
Reading the Table as a Buyer
The seven sort into three practical groups.
Lowest cost of entry, most open questions. Terra Castle at roughly ₹2,275 to ₹2,435 per square foot is meaningfully below everything else here. Against that: no maintenance collected yet, no RWA formed, amenities under construction, and one confirmed lender. If you are buying to live in for the long run and are comfortable that the monthly outgoing will rise to something not yet set, the entry price is real money saved. If you are buying to exit in three years, the same facts read differently.
Settled societies at mid-market prices. MVL Coral, Essentia, Terra Heritage and Cosmos all have functioning associations, known maintenance rates, and two confirmed lenders each. MVL Coral is the interesting one on value: a 1,445 square foot 2 BHK at ₹40 to 45 lakh works out to roughly ₹2,770 per square foot at the lower end, which is close to Terra Castle territory with five more years of settled governance behind it. The tradeoff is the absent RERA registration, which is explainable but still means there is no number to verify.
Highest specification, highest price. HFL Presidency Estate is the dearest per square foot in both configurations, with new services, a clean single RERA registration, and two lenders. What you are paying the premium for is newness. What has not settled yet is governance: no RWA, no maintenance rate, and a builder-set transfer charge we could not pin down.

What We Could Not Confirm

The transfer NOC question recurs across five of seven projects because it is genuinely unsettled in most of them rather than because we did not ask. It is the single most useful thing to establish before you sign, and it is specific to the flat and the moment, so we confirm it per deal rather than publishing a figure that would be stale by the time you read it.
Of the seven, only MVL Coral gave us a clear transfer answer: about two weeks end to end, with the NOC itself issued in about three days, and the charge set case by case.

The RERA positions were pulled from the Rajasthan RERA registered-projects list for District Alwar on 5 August 2026, against a portal last updated 4 August 2026. Prices come from the Shivam Properties rate card, covering title-clear projects only, and reflect what we transact at rather than what is advertised.
Registers change, associations form, maintenance rates get set, and banks add and drop projects. Anything on this page is worth re-confirming for the specific flat you are looking at, which we will do before you book.

Does a missing RERA number mean a project is a problem?
Not on its own. MVL Coral does not appear in the Alwar register, which is consistent with a project that predates RERA and has been delivered. What matters is whether the absence has an explanation that holds up. A project currently selling under-construction stock with no registration is a different situation from a delivered township with none.
Why do three Terra projects have three different promoters?
Because they are three separate registered companies using common branding. Run any title search against the promoter of record for the specific project, not against the brand name.
How much is maintenance in Bhiwadi societies?
In the societies here where collection has started, ₹2 per square foot at MVL Coral, Essentia and Cosmos, and ₹2.25 per square foot at Terra Elegance and Terra Heritage. At Terra Castle and HFL Presidency Estate, collection has not begun and no rate has been set.
Can I get a home loan on any of these?
Six of the seven have at least one confirmed lender, and five have two. Terra Elegance is the one where we have not confirmed the position. Approval is project-specific, so check with your own bank against the exact project and phase.
What is the difference between the DLC rate and these prices?
