Buyers almost never arrive with a location. They arrive with a number.

The number is usually round, it is usually the outcome of a loan conversation rather than a market one, and the first thing that happens to it is that somebody quotes a rate per gaj that sounds fine until you work out what it buys. So this page starts from the number instead.

Everything below is worked from our own partner rate card across the thirteen plotted townships we transact in, and from the societies we work in on the flat side. These are the rates we quote to buyers, not portal asking prices, and like any rate card they move. Treat the arithmetic as the shape of the market rather than as this month’s quotation.

At this budget you are at the far end of the corridor, and that is not a criticism of the budget. It is where the land is.

Look at the last two rows, because that is the lesson of this whole page. At Aqasia the budget does not fall short of a rate, it falls short of the smallest plot the township sells. The rate is affordable in the abstract and the plot does not exist. A buyer at ₹20 lakh is not choosing between five townships at different rates; he is choosing between the two or three where a plot at his budget is a plot they actually offer.

What ₹20 lakh gets you, honestly: 100 to 150 gaj at the Tapukara to Tijara end, about twenty minutes by road from the nearest real market, in a plotted township. What it does not get you is proximity. Our Tijara versus Tapukara comparison works through that trade with the measured distances.

Again the Bhiwadi end closes not on rate but on minimum size: at ₹50,000 a gaj, a 100 gaj floor means a floor price of ₹50 lakh. ₹40 lakh does not get you into Omaxe Green Meadow City by buying something smaller, because something smaller is not sold.

This is the budget at which the corridor decision is genuinely open, and the question stops being what you can afford and becomes what you are buying. Three hundred gaj at Chanderlok and 133 gaj at Ekta Enclave are the same money and completely different purchases.

On the flat side, ₹40 lakh is squarely in the range of the societies we work in. Across those, a 2 BHK runs roughly ₹2,435 to ₹4,527 per square foot on quoted size, which our societies compared guide sets out against maintenance, RWA status and which banks lend. The spread there is driven by whether an RWA exists and whether maintenance has started rather than by the buildings.

That last row is the one worth sitting with. The same ₹75 lakh is 115 gaj in Dharuhera or 577 gaj at Chanderlok City. Five times the land, forty minutes further out, and across a state line in the other direction.

Neither is the right answer. They are answers to different questions, and a buyer who has not been shown both has been sold rather than advised.

The three things that move price here more than the plot does

Across all three budgets, the rate you are quoted is set by things that have nothing to do with the plot you are standing on.

Which authority approved the colony, and whether it has been handed over. This moves price more than road width, plot shape or approach. Our BIDA plot versus developer plot guide covers why.

Which side of the Haryana line it sits on. Dharuhera at ₹60,000 to ₹70,000 against Bhiwadi at ₹50,000 to ₹55,000 is not a quality difference, it is a state difference, and crossing it also changes your regulator, your valuation basis and your stamp duty schedule. Whether banks lend on it. A township no bank will fund is a cash market, and a cash market is a smaller resale market. The plot projects compared guide lists this per township.

What the budget does not include

Every number above is the property. The transaction costs more, and buyers routinely plan the first and forget the second.

On the Rajasthan side, stamp duty is 6 per cent in the general case with rebates by buyer category, the registration fee is 1 per cent, and a surcharge is calculated on the stamp duty. Several reliefs exist that buyers here rarely hear about, and each one is worth more than most people negotiate off a plot price: the category rebates for women and divyang buyers, the 3 per cent rate on a qualifying recent resale flat, and the depreciation allowed on older construction.

Common questions

Are these rates negotiable? Rates on a card are a starting point. What a plot actually registers at is a third number again, and our guide to asking, negotiated and registered value explains why the three differ and which one matters later.

Why is a bigger plot sometimes cheaper per gaj? That is normal in this belt and the opposite of how flats price. Larger plots sit at the lower end of a township’s per-gaj range more often than not.

Can I buy a flat at ₹20 lakh here? That is the bottom of the flat market and what exists at it is a narrow set. It is a fair question to put to us directly with the configuration you need, rather than one to answer with a general claim.

Do these rates include registry and development charges? No. They are property rates. Outstanding development charges on a plot are a real item to check before you agree a price, and they are one of the things a buyer’s advocate looks for.

How current is this card? It is the card we quote from and it moves. Ask us for the current figure on a specific township before you plan around any number on this page.

The short version

The budget does not choose the property. It chooses the point on the corridor, and then minimum plot sizes decide which townships at that point are actually open to you. ₹20 lakh is a Tijara end purchase of 100 to 150 gaj. ₹40 lakh opens the middle of the belt and the flat market. ₹75 lakh reaches Bhiwadi proper and Dharuhera, or five times the land if you go the other way.
